Things to know before you book.
The same rules apply across all Amarja Experience villas. We keep these clear so your stay is comfortable, safe and respectful of the property and the families nearby.
Check-In & Check-Out
•Check-in 2:00 PM | Check-out 11:30 AM.
•Early check-in / late check-out subject to availability and must be approved by host.
•Refundable security deposit of ₹10,000 returned on checkout after damage inspection.
Guest Registration & Identity
•Only guests listed in the booking confirmation are allowed; no unregistered visitors.
•Valid government ID required at check-in: Aadhaar, Driving Licence, Election Card, or Passport. Foreign nationals: passport + visa required before arrival.
•Extra guests beyond booking: Adults ₹2,000, Kids (under 12) ₹1,000, Infants free. Pets: coordinate with booking officers.
Kitchen Usage
•Contact chefs or caretakers before kitchen use.
•Independent cooking or meal prep in the kitchen is strictly prohibited.
Noise & Music
•No loud music indoors or outdoors after 10:00 PM.
•No DJs, professional audio equipment, or parties without prior approval from booking managers.
•Quiet hours 10:00 PM – 8:00 AM. Low-volume indoor music permitted post 10 PM.
Smoking, Tobacco, Alcohol & Substances
•Smoking, vaping, e-cigarettes, chewing tobacco, gutka, and spitting are strictly prohibited indoors (living rooms, bedrooms, kitchens, all indoor areas).
•Smoking permitted in designated outdoor areas only. Dispose of butts responsibly.
•Responsible alcohol consumption permitted.
•Illegal substances (NDPS Act 1985), firearms, and escort services are strictly prohibited.
•Violations result in immediate termination of stay and legal action.
Food & Beverage
•No food or drinks in beds. Stains or damage to linens / mattresses incur full replacement charges.
•Beef and pork consumption or possession is strictly prohibited on the premises.
Swimming Pool, Balcony & Cleanliness
•No pool use after 10:00 AM on check-out day (filtration process).
•Pool is unguarded. Children must be supervised by adults at all times. Management is not responsible for accidents.
•No smoking, drinking, glass items, or unsafe behaviour in or around the pool.
•Balconies and stairways: no jumping or horseplay.
•Dispose of all waste / wrappers in bins only.
Fireworks, Colours & Open Flames
•Firecrackers, festival colours, candles, bonfires, and open flames are prohibited unless pre-approved.
•Bonfire and barbeque available at additional charge. Book in advance, subject to availability and weather.
Parking & Vehicles
•Park only in designated areas. Do not block neighbours or pathways.
•No vehicle repairs or washing on property.
Add-On Services
•Bonfire and barbeque are not included in the package. Additional charges apply. Book in advance.
Legal Compliance
•All guests must comply with local laws, regulations, and HOA rules.
•Rental documentation complies with Indian legal requirements.
Power & Utilities
•Generator backup available.
•Use utilities responsibly; respect staff and caretakers.
Consequences for Rule Violations
•Violations may lead to: immediate termination of stay, forfeiture of deposit, additional fees, cancellation without refund, and/or reporting to legal authorities.
Pet Rules
•Maximum 2 pets.
•Bring familiar items (bed, toy, blanket) to reduce stress.
•Clean after your pets. Staff are not responsible for pet-related mess.
•Pets not allowed on beds or in the pool.
Restricted Areas & Property Use
•Marked private / storage areas are off-limits. Do not enter or tamper.
•Do not move furniture or remove décor items.
•Only registered guests may use amenities.
•Security deposit of ₹10,000 returned immediately if no damages.
•Damages beyond deposit must be settled before checkout.
Pricing & GST
•All displayed villa prices are exclusive of 18% GST.
•Final amount is calculated at checkout and includes GST.
